Since inception in 2014 Cube Asset Management has built a demonstrable track record. The team was the exclusive asset manager for listed Atlantic Leaf Properties which successfully built a mixed-use UK commercial property portfolio of over £300 million. The fund architecture was built from the ground up including listing the company on the JSE and subsequently migrating it to The International Stock Exchange under a UK REIT structure.

In 2020, a strategic sale to Apollo Global Management was facilitated. Cube Asset Management were retained by Apollo and achieved an exit of all industrial assets for c. £360 million and office assets for £50 million to close the fund in 2022, outperforming the market with a positive distribution yield over the investment period and an IRR well in excess of target indicators as a result of asset management initiatives implemented and strategically timed deal execution.

Peterborough Office
In 2020 following the exit of a key tenant, Cube undertook the structural reconfiguration of part of a multi-let office in Peterborough to provide 100,000 sq ft of space
"WestPoint” is now established as the flagship office asset in its market having moved headline rents from £15psf to £20psf
The leases agreed were well above underwrite and captured competitive tension despite the headwinds of Covid.
Covid assisted as a catalyst affirming that if ‘best in class’ space is delivered, the motivation for tenants to move office is strong and a key market opportunity

Booker Portfolio
In 2021 Cube negotiated with Booker to re-structure the portfolio of 26 cash and carry warehouse assets worth c.£120m
The restructure secured a capital uplift following removal of a break option, adjustment to the lease security and re-distribution of the rent across the assets along with a selective lease surrender and 6 rent review settlements
Further, Cube undertook a technical and theoretical analysis to underwrite a conversion to ‘last mile logistics facilities’ enhancing the value
This restructure and value underpin facilitated a future re-financing of the whole portfolio
